The Guideline to HVAC Maintenance

Maintaining your HVAC system is essential for prolonging the life of your system. Regular maintenance can ensure your HVAC system is always running at its maximum efficiency.

You can do some things on your own to maintain the HVAC system in your home. However, it would be best to consider professional check-ups for basic maintenance at least twice a year. Below are the best practices in HVAC maintenance.

An important component of your HVAC system, filters can help extend your unit’s lifespan. There are many filters out there, but experts suggest plated or synthetic fiber filters.

These filters may cost more than your average filters but are more effective than the regular ones. They have an electrostatic charge that catches tiny particles like a magnet. Pleated filters can improve indoor air quality by catching smaller particles as compared to traditional filters.

Checking MERV ratings before buying filters can help you decide which ones to choose. These ratings are based upon a filter’s efficiency. A filter with a higher rating is considered more efficient.

HVAC experts advise changing filters at least every 90 days. If a system has not been replaced within 90 days, it can get clogged with dust, pollen, or other allergens. Clogged filters can adversely affect your home’s air quality and be harmful to people with allergies.

It’s wise to check your HVAC filters every month. If a filter has darkened, it’s a sign that it has been clogged. Pet dander makes filters clog faster. So pet owners have to be extra vigilant in this matter and replace their filters every month.

Keeping a check on evaporator coils is important for maintaining the health of HVAC systems. It’s typical for evaporating coils to become damp. This can make them a breeding ground for mold growth.

You have to make sure that these coils stay clean. Otherwise, mold and bacteria can spread in your home. This can create health problems for you and your family. However, be careful when using cleaning solutions to clean the coils. Some solutions can damage the metal on the coils.

Condenser coils are vulnerable to outdoor elements like dirt and debris. These pollutants can severely damage the coils if you don’t clean them every season.

You must ensure that there’s a clearance of at least two feet between your HVAC and any other object. Objects near the coil can block the airflow and affect the coil’s functionality. If you have a warranty, you can get your coils cleaned up during an AC tune-up.

You should also check out less obvious areas like the belts and fans of your system. Curved blades can accumulate dirt, making your HVAC system work harder than usual to function, which ultimately leads to wastage of energy.

Unadjusted belts can also shorten the lifespan of your system. If you feel that your belts are becoming noisier, you should have them checked by a professional.

Maintaining an HVAC system is not a job you can do on your own. Professionals HVAC technicians have the knowledge and expertise to identify underlying issues and fix them accordingly.
